Decide the type before anything else: changing it later is expensive. Every subdivision quote comes with a concept plan of your block, like the examples below.
Fully independent freehold lots, with no common property and no strata company. Each lot needs its own power, water and sewer connection. Two lots with nothing shared usually suit green title, best side by side with their own street frontages.

Lots are set by their boundaries, buildings aren't on the plan, and a shared driveway becomes a common property lot. The survey work runs alongside your build.

It is the most common strata scheme in WA, and it can only complete once every building is finished, so call us at or just before lock-up.

Answer all three questions and your likely starting point shows here.
Many people don't know yet. Send us what you do know and we'll recommend the type with your quote.
Five or more lots usually means survey strata around a shared driveway. With that many conditions to clear, one point of contact for the whole project makes it simpler.
Keeping the house usually points to survey strata. The lots are set by their boundaries, and the work can run alongside your build.
If the new home is already up, built strata may suit instead. It can only complete once every building is finished.
A shared driveway or shared services become common property, and that needs a strata scheme. With the house coming down, survey strata is the usual choice.
Two lots with nothing shared usually suit green title, best side by side with their own street frontages. Each lot stands alone, with its own services.
A rear lot can be green title too, with its own battle-axe access leg.
With 3 or 4 lots and nothing shared, it comes down to street frontages and access. The concept plan with your quote shows which fits your block.
“Best surveyors money can buy! Absolute professionals.”
“Great service, very professional.”
Every subdivision moves through the same five stages, in this order. We invoice stage by stage, as each one is finished, so you pay as the work gets done.
We survey your block's levels and features, sketch the new lots and lodge the application (Form 1A) with the WAPC.
The WAPC approves your subdivision with conditions, such as power, water and sewer connections. Each one sits with a different authority.
We peg the new boundaries on site so services and works go in the right place, and calculate the plan ahead of the final survey.
Once the works are in, we survey the finished site and prepare the final plan.
We lodge the plan with Landgate. The Landgate lodgement fee is invoiced on its own, before lodgement.
Titles issue once every condition is cleared. Your settlement agent or lawyer then applies for the new titles.
Start building before the WAPC application goes in, where you can. Once it's lodged, your local government generally won't issue building permits for new homes until the new titles can issue.
Build any time. The survey work runs alongside your build.
Every project is different, so talk the order through with your builder and with us before you start.
The three levels differ in how much of the process you hand to us. Projects most often stall after the WAPC approval, while the conditions are cleared, because each one sits with a different authority.
We do the survey work and the applications. You manage the conditions and the works yourself.
Everything in Survey & Plan, and we also coordinate the authorities and consultants for you.
One point of contact for everything, including the contractors.
Subdivisions of up to 4 lots are a fixed fee at each level, and a strata conversion is a single fixed fee. Larger schemes are quoted per project. Your quote lists what's included at each level.
Lot sizes by density code (R-code), access legs and shared driveways, how close buildings can sit to a new boundary, unit entitlements and bushfire areas all shape what your block can take. They are typical starting points, not approvals: your planning scheme and site can change them.
It depends on what's on the site and what you're creating. Your written quote covers our survey fees, the authority and lodgement fees, any other consultants and the on-site works, and shows which parts are paid to others, so you can budget for the whole job.
For single-tier built strata schemes registered before 1 January 1998. A merger updates the plan to match what is on the ground; a conversion turns the scheme into survey strata. Neither needs local government or WAPC approval.
